Not the structure or the finish. We use stainless fasteners within a mile or two of the beach, and the baked-on finish is warrantied by the manufacturer against chalking.
Yes. Irvine, Yorba Linda, the newer tracts in Buena Park and most of the planned communities south of the 405 have an architectural committee, and each one wants roughly the same packet: a site plan, the color, and the manufacturer's spec sheet. We prepare it, submit it, and answer the committee's questions. It is the one part of the schedule we do not control, so we start it first.
